As a limited Partner, the investment begins by you determining the amount of capital contribution that fits within your investment goals. The capital contribution that you make establishes your pro-rata share of ownership in the asset; in turn, you will then receive your pro-rata share of the positive cash flow, as well as realized appreciation and debt reduction upon the occurrence of any major capital event, such as the refinance or sale of the asset.
Each one of our acquisitions is structured as its own entity. After a building, or buildings, are located that meets our investment criteria, we will send a property profile which is a short summary detailing the area, operating assumptions, and projected estimates of returns for the building. It is at that time if the potential investor is interested in moving forward, we will send a copy of our partnership documents for review. Upon acceptance and close of escrow, our investors then receive quarterly distribution checks along with operating statements detailing income and expenses for the property.
